So you're moving?  At Coldwell Banker Real Estate Now our professionals are here to help.  We know this can be a stressful time, whether your relocating to another town or just across town.  We want the transaction to be as smooth as possible and our goal is to get you the highest price in the time frame you desire.

Real estate is just like any other commodity, it is subject to supply and demand.  Our Sales Associates are trained to show you what is going on in the Jackson area real estate market.  When deciding what price to place on your home, it is important to remember that what you paid, what the tax assessor shows as value, or what you feel it is worth has no bearing on the market.  Our sales associate will complete a comprehensive market analysis, comparing your property to similar properties that have sold,  those that are no longer on the market, and those that are currently competing with yours that have similar amenities.

Preparing your home for sell 

You have no doubt heard the old saying, "Location, Location, Location" about real estate.  It is true that location plays a major role in the value of your property and how long your property is on the market, but other factors also are critical in determining what a property is worth.  Things that your Coldwell Banker Real Estate Now Sales Associate will discuss with you, are Condition, Pricing, and any potential financing options that may enhance your properties value. Location

As a seller, you control the last three.  The location is static, you cannot typically move your home to another location, but you can control the condition and pricing of your property.  Buyers are comparing your house to other houses that have similar amenities to what they are looking for in a new home.  Sometimes simple things are what makes a buyer mark yours off their list.  Maybe the paint colors, the color of the carpet, unmade beds, neglected upkeep, too much clutter and furniture, overgrown landscaping, or just burnt out light bulbs.  What may seem insignificant to you may be a major objection to a new buyer.  Your sales associate will make recommendations based on what typical buyers are looking for when buying.  Sometimes they will recommend you depersonalize your home.  Talk openly and honestly with your agent to learn on how you can best prepare your home to sell, and that is practical within your budget.

Overpricing a home can cost you more in the long run.  Buyers have access to most all properties that have sold or are currently on the market for sale.  With their buyers agent they are learning the market and the pricing of homes that are similar to your house. They too may ask their agent to prepare a market analysis on your property.  Pricing within the market is critical.  Once you have placed your property on the market for sale, your Real Estat Now agent will keep you informed as to what homes are competing with your home.  As more homes become available that are similar to yours, repositioning your home in the marketplace may be necessary. Ask your sales associate to assist you in signing up for email alerts to stay abreast of new properties that come on the market, and those that have sold.

Financing options are based on the condition. location and pricing of your property.  Your agent will tell you what types of financing can be obtained on your particular home.  The three major types of funding are Conventional, FHA, VA, but other alternatives such as THDA, and USDA Rural Development may be options for potential purchasers.  Should you be in a position to owner finance, discuss this with your agent.

    Homebuyer ReadySellers that want to make their property stand out above the crowd, can complete these necessary steps to make their property HomeBuyer Ready and potentially increase the value of a property to a home buyer.  Home buyers compare properties and if yours is Homebuyer ready, it may be worth more, close faster and have less issues pop up at the last minute.  Saving both the seller and buyer, time and money in the long run.

    Seller Disclosure Statement

    Tennessee State law requires that sellers provide a written property condition disclosure to potential purchasers prior to them writing the sales agreement.  Your Coldwell Banker Sales Associate will have that form available for you to fill out completely during the listing appointment.  Seller DisclosureThe information that is requested is to allow the buyer to come to an informed decision based on the condition of the property.  The more detailed information that is provided, as well as any adverse facts that do affect the property, will enhance the quality of offers that are received as well as alleviate potential problems with the home inspection.

    Market Analysis

    Your Coldwell Banker Real Estate Now sales associate will prepare a market analysis, for you prior to pricing your home.  The typical market analysis looks at what homes have sold for that are similar to yours within a three to six month period of time.  If you take it one step further, you can order an appraisal from a local licensed appraiser. Even though an appraisal has been completed, more then likely a buyer will not be able to use that for their loan purposes.  It may help you and your sale associate in pricing more competitively and reducing the time on the market.  Previous appraisals at the time you purchased or refinanced have no bearing on the current market value of your property.  Should you have one available, it will assist your agent from an informational standpoint.

    Pre-Inspection

    Home InspectorHome Inspections are typically ordered once a purchaser has an accepted contract on your property.  So many times it is the home inspection that brings up some issue, sometimes relatively minor, that causes a buyer to walk away from the transaction.  From a sellers perspective it is sometimes advisable to get the home inspection done before you put your property on the market.  Items that may need addressing can be fixed and will reduce the number of buyer objections, solving the problems before they become problems and cause the transaction to fall apart.  Some buyers may accept your home inspection, thus saving them money and potentially adding a benefit to your home over another.

    Termite Inspections are almost always required in the sales agreement between the buyer and seller.  Typically if termites are found it is the sellers responsibility to have the property treated and repaired if necessary.  There is a time limit on how long a termite letter is acceptable to the buyers lender, so should a property remain on the market for a long period of time a new letter or updated letter may be necessary.

    Title Search

    Local attorneys can do a preliminary title search to make sure that there are no liens or other issues with the title that would affect the transfer of property at closing.  Sellers that have this work done in advance can offer an incentive to buyers. Utilizing the attorney that prepared the titlework for the seller may possibly save the new homebuyer time and money.  Some restrictions may violate the Real Estate Settlement and Procedures Act, so check with your agent before requiring a buyer to use a particular closing attorney.

    Home Warranty

    A home warranty on your home for the buyer can also protect you while your home is on the market.  Home WarrantyAlthough a home warranty will not cover everything that can go wrong with systems in a home, it does give some peace of mind to the purchaser that large expenditures after closing will be minimized.  After a closing most buyers have used a large portion of their funds to close on the property, and the last thing they need is another large expense for repairing covered systems.  Your Coldwell Banker Sales Associate can tell you more about the benefits of covering your home while it is on the market to sale.
